Buying and selling real estate is far more productive and enjoyable when trust and collaboration are at the core of a transaction. A recent sale that began in California, moved to Chicago and back exemplifies this point.
In June, I attended the Christie’s International Real Estate Summit where I met a colleague from northern California. We formed a nice connection, sharing a similar client-centric philosophy. Shortly thereafter, she introduced me to dear friends of hers who were planning to sell their condo in Chicago and return to their [adopted] home in the West.
The couple were empty nesters who moved to Chicago three years prior, purchasing a beautifully renovated home in The Pinnacle, a highly regarded high-rise in Chicago’s Cathedral District just outside the Gold Coast. The downtown real estate market is finicky with sales performance varying significantly within a building, where units in need of updates or ones with high monthly assessments can sit for months or longer, undergoing several price reductions before selling. Their home was well-positioned as a fully renovated, nicely furnished, preferred two-bedroom tier with sweeping views of the historic streetscape and city skyline.
Our first meeting took place over a Zoom call, where we introduced ourselves, shared market data and learned more about their needs, priorities and timeline. We developed a rapport, and I gained a strong sense they would be willing collaborators. A sense that proved correct throughout the course of our engagement.
They listened to our counsel on preparing their home for market, welcomed my staging recommendations and agreed to our pricing and market strategy for optimizing the sales outcome.
In a building where average market times approach two hundred days before selling, often below list price, we secured a pre-market contract over our asking price with a neighbor seeking an updated residence. Our selective outreach to agents who sold in the area procured this buyer willing to meet our terms before we launched in the broader market. The sellers’ cooperative spirit carried through escrow, producing a record sale in their tier and a pleasant homecoming.
From an auspicious beginning to a rewarding conclusion, I thank all involved.
