Our homes carry our life stories. Hold our most cherished memories. These attachments are profound when the relationship encompasses an entire life. That was the case with our seller at 2034 Racine. The owner was someone I had the pleasure of befriending while serving together on a neighborhood board. She was born, raised and lived with her family in the multi-generational home. She was deeply connected to her home and Lincoln Park.

Over the years, we’d discuss her interest in selling. She wanted to make a life change and leave the city. She engaged with a suburban agent and began the process of finding a new place. A process that took years. We kept in touch, informed her of market conditions, relayed potential interest from developers and waited patiently.

Seasoned developers recognize the importance of timing and appreciate the highly personal nature of these transactions. The best outcomes result from genuine care toward negotiating terms beyond price that allow sellers peace of mind while moving on.  Post-close possessions are central components to many of these deals.

Even when a home is slated for demolition, we honor its history.  The developer who purchased the property is someone I have known and worked with for more than 10 years. He is an architect who has built a solid design-build firm specializing in Single-Family Homes and condos across the North side. His firm, Real View Design & Development, is committed to excellence in design and client care and is a thoughtful steward of the properties they develop. For this property, they enlisted a recycling company that leads demolition efforts by removing and preserving original design elements and repurposing as many materials as possible. A more costly and time-intensive endeavor that yields tax savings and social capital.

I will share more details on this project in future communications. My team and I are excited to collaborate with Real View in designing, marketing and selling this new condominium, which promises to be a finely crafted, beautifully designed building that respects the neighborhood’s rich architectural history while embracing the best of modern-day living.
