1421 W Lill – A Case Study in Valuing the Long Game


I was introduced to the owner of 1421 Lill through another client and good friend. The owner had raised her children in the home, living there for nearly 20 years. As our friendship grew, she asked for my input on design enhancements that would yield a sound return when she sought to sell her home. This informal conversation occurred over several years.

The owner had meticulously maintained the property, regularly servicing and updating mechanicals and tending to preventive structural care. She also enlisted a designer to transform the main and lower levels into a fresh, clean aesthetic with a contemporary flair. The time came when she was ready to embrace a simpler, turnkey lifestyle closer to her work.

She had a good idea of where she wanted to be, and once her ideal condo was found, we laid out a strategy for preparing her home for market and assisting her with her move, a significant undertaking after two decades on Lill. Many of the services we offer are delivered behind the scenes. Creating punch lists, connecting clients with staging and moving service partners, scheduling and managing contractors and serving as a sounding board and ally. Our goal is to ensure we lighten the load while optimizing sales outcomes.


Bringing It Home

Lill is situated on a desirable tree-lined block, steps from Wrightwood Park on the north side of Lincoln Park. We knew a home priced in the low $1 millions with great curb appeal and light-filled interiors would draw strong market interest, particularly among families eager to establish roots. We also recognized the home’s unique open-stair floor plan and a second level, which was original to its late 1990s construction, would limit our pool of committed buyers.

My team and I devised a pre-market game plan consisting of print and social media promotion capping with an Open House featuring a hot-dog cart and other family-friendly giveaways. As predicted, the response was thunderous. More than 50 families toured the property over the launch weekend and in the first week of showings. Within two weeks, we received two offers that resulted in a best-and-final bid, producing terms that were more advantageous to our seller.

We navigated some bumps before reaching the story’s ending and happy, new beginning for our client and friend.
